Introduction to HomeLink Property Management

Dear residents and business owners of Shenandoah Community Association,

Please read this notice in its entirety as there is important information regarding your 2024 Association Dues.

We want to take a moment to introduce ourselves and tell you how pleased we are to be your new Management Company. Our goal will be to create a relationship with all of you through communication and attentiveness that will hopefully enhance your home ownership experience in the Community.

The property manager assigned to your community is Scott Sells and his Executive Assistant is Deborah Sweat. They can be reached during office hours (M-F, 9-5) at 678-423-0555. We also have an Emergency Line available 24 hours a day that can be utilized on nights & weekends for emergencies that threaten persons and/or property. Non-Emergency calls will be returned the following business day. Another effective form of communication is to email them at with any questions or concerns you may have.

Resident Information Forms are attached with this letter. Please complete and return the form so that we have the correct contact information in order to effectively communicate with you. Please mail (or email) forms to:

Dues: The amount of your semi annual Association Dues for 2024 are going to remain the same as 2023. For the residential homes, that means $100 is due in January and $100 in July. For the commercial properties, your dues are determined by a different metric. If you do not know what your dues were in 2023, please contact us for those details. We are working to get all of your community information input into our software and our official start date is January 1st, 2024, so please hold your payment until after January 1st. With the change in management companies causing a delay in payment processing, late fees will not be assessed until after February 29th, 2024. For details on how to make your payment after January 1st, see below. We have both check and online options. (Check or eCheck is free, credit and debit card payments have a processing fee.)

HomeLink utilizes a Lockbox System through Alliance Association Bank to process annual association dues. The lockbox system increases efficiency and accuracy when recording payments and also allows for online payments to be made free of charge. If you would like to mail your payment, please make it payable Shenandoah and send it as follows:

The above address is NOT for general communications as we are physically located in Newnan. If you wish to send correspondence, please email us or mail your correspondence to the address in the header of this letter. To take advantage of the online payment system, go to our website,, and click on the tab that says “Association Payments”. (Do Not Click on Owners Portal). From there choose the bottom hyperlink for the free Online ACH payment method and create your account. While creating an account you will need the following information in order to process your payment:

      Management Company ID – 7079
      Community or Association ID – SCA
      Unit ID or Account # - This is an abbreviation of your street address.
      For example: 1234 Walden Way would be 1234WW, etc…

Lastly, I want to address Social Media. If your community has a Facebook page it’s important that you know, I nor my employees are permitted to be on Facebook during normal business hours. We consider Facebook a place for fun or immediate concerns like a lost or found pet/package between neighbors. It is not the forum for getting HOA tasks accomplished as we won’t be on your Facebook page. If you have a community concern that you feel should be addressed or changed, the only way to accomplish that is by contacting us directly. We are the avenue to get your concerns in front of the Board of Directors at a meeting, solutions discussed, and a possible resolution determined.
